Tulloch Homes and HHA strengthen strategic partnership to deliver more MMR homes

HHA, has strengthened its partnership with Tulloch Homes, part of the Springfield Group, in a deal that will create 31 new rental opportunities in Inverness and Conon Bridge.

At The Maples, located to the south of the Inverness city centre, Tulloch Homes is underway with construction of 23 new homes with an anticipated completion date in spring 2026. This includes a mix of high-quality two-bedroom homes and cottage flats, each with innovative heating systems to keep running costs low.

In Conon Bridge, HHA will take handover of eight MMR homes including a mix of three-bedroom semi-detached and detached homes and two-bedroom terraced houses. These will be available from September 2025.

This follows an initial deal between the firms announced in early 2024 which has created 75 MMR homes at landmark developments in Aviemore, Inverness and Kirkhill. The latest deal is supported by funding from the Scottish Government, The Highland Council, and the Highland City Region Deal.

Last week, Tulloch homes completed the latest 14 MMR homes at The Maples, handing them over to HHA which included the not-for-profit developer’s 500th MMR property.

MMR homes are typically lower than private rental costs and slightly higher than affordable housing rates, creating well-priced rent opportunities for both families and individuals.  Addressing the ongoing demand for rental housing, the homes will help to support the local region which is poised for growth via the Inverness and Cromarty Firth Green Freeport. Attracting £3 billion in fresh investment, new homes for workers are vital to its success.

Merchant house shortlisted for national property award

HHA’s sympathetic restoration of Merchant House, Inverness has been shortlisted for the 2023 Scotland Loves Local Awards in the Town Centre Living category.

Scotland Loves Local campaigns aim to bring community back to town centres, encouraging consumers and business owners to choose local in a bid to bring positive change.

HHA’s restoration of Merchant House, located at 51-53 Castle Street in Inverness, was made possible through a £1.2 million Scottish Partnership Support for Regeneration grant, private finance, and City Region Deal funding. This funding enabled HHA, alongisde project partners, to redevelop the historic B-listed building, which sits in the shadow of Inverness Castle.

Merchant House’s regeneration has previously been shortlisted in the Herald Property Awards for Scotland 2023 in the Best Regeneration – Residential Category, as well as Housing Regeneration Project of the Year and Renovation of the Year in the Scottish Home Awards 2023.

The Scotland Loves Local Awards Finals 2023 will take place at the V&A Dundee on Tuesday 28 November.

The project, developed by HHA in partnership with The Highland Council, Scottish Government, and Inverness City Region Deal, saw the B-listed building restored and transformed into a mix of one- and two-bedroom apartments, and a commercial unit on the ground floor, which is set to become a deli. Merchant House sits in the shadow of Inverness Castle and had fallen into a state of disrepair before HHA undertook the task of restoring the building, working closely with contractor Compass Building & Construction Services to maintain the building’s legacy while updating its uses to ensure the building has purpose for years to come.
The sympathetic restoration of the building allowed HHA to retain many of its original features, including its iconic façade, which saw each stone removed, put into storage, and returned to its original layout, which allowed the building to retain is original identity while being restored. The nomination comes after the regeneration of Merchant House was nominated for Housing Regeneration Project of the Year and Renovation of the Year in the Scottish Home Awards 2023.
