The project, developed by HHA in partnership with The Highland Council, Scottish Government, and Inverness City Region Deal, saw the B-listed building restored and transformed into a mix of one- and two-bedroom apartments, and a commercial unit on the ground floor, which is set to become a deli. Merchant House sits in the shadow of Inverness Castle and had fallen into a state of disrepair before HHA undertook the task of restoring the building, working closely with contractor Compass Building & Construction Services to maintain the building’s legacy while updating its uses to ensure the building has purpose for years to come.
The sympathetic restoration of the building allowed HHA to retain many of its original features, including its iconic façade, which saw each stone removed, put into storage, and returned to its original layout, which allowed the building to retain is original identity while being restored. The nomination comes after the regeneration of Merchant House was nominated for Housing Regeneration Project of the Year and Renovation of the Year in the Scottish Home Awards 2023. Gail Matheson, CEO at HHA, said: “Being shortlisted for a Herald Property Award for Scotland for HHA’s work on Merchant House is great recognition for the hard work undertaken by the full project team, and we are very proud to see that the regeneration of the iconic building has been well-received by the local community
It is wonderful to see other projects nominated which also share our desire to update our town and city centres to reflect modern needs while still maintaining their historic legacies. We wish the best of luck to all other nominees.” The Herald Property Awards for Scotland ceremony will take place on Thursday 28 September at the DoubleTree by Hilton in Glasgow. Full project partners included The Highland Council (funding partner), Scottish Government (funding partner), Inverness City Region Deal (funding partner), CRGP Limited (architect), Compass Building & Construction Services Ltd (contactor), HGA (UK) Ltd (consulting engineer), KLM Partnership (chartered surveyor), Helica (Scotland) Ltd, (project management) and Macleod & MacCallum (legal advisors).
